Waterproofing, drainage, and foundations
How long does foundation waterproofing last?
The lifespan of foundation waterproofing depends on the type of product used, installation quality, and environmental conditions (soil, drainage, humidity). A well-installed system can typically last 20 to 40 years or more with proper care.
Factors affecting longevity include:
- Type of membrane:
- Modified bitumen membranes last 30 to 40 years on average.
- Liquid or elastomeric coatings are long-lasting if applied properly.
- Cementitious coatings have shorter lifespans and may need reapplication.
- Installation quality:
- A uniform, defect-free application ensures effective long-term protection.
- Perimeter drainage:
- Good drainage systems reduce hydrostatic pressure and extend waterproofing life.
- Site maintenance:
- Preventing water accumulation near the foundation helps maintain system performance.
